Q: How long are your leases?
A: Our typical rental term is 12 months. However, we do offer shorter rental terms at a slightly higher monthly rent.
Q: How much is your application fee?
A: The application fee is $20 per applicant over the age of 18. Your application fee pays for third party criminal, credit and eviction screening reports.
Q: When will the newly renovated apartments be available? What renovations are being done?
A: We have renovated units available right now. The renovations include installation of new windows, replacement of the kitchen cabinets, replacement of the bathroom vanity, replacing outdated appliances with new models, installation of new kitchen and bath flooring, installation of new wall-to-wall carpeting, professional painting, addition of central heating and cooling, updating of light fixtures, addition of ceiling fans, and more.
Q: What do I have to do to rent an apartment from Sonshine Rentals?
A: First, we suggest that you schedule an appointment to look at the property. You can either print out an application from the website and bring it with you or fill one out after you walk through the apartment. We will need your $20 application fee to begin the screening process. Your security deposit will be required in order to hold an apartment for up to 30 days.
Q: Do you accept pets?
A: Yes, pets are accepted. At The Estates At Fernview, you may have up to two cats or dogs (i.e. one cat and one dog or two of either). There are monthly fees and an increased security deposits for pets.
Q: How many people can live in one bedroom apartment?
A: Two occupants can live in a one bedroom apartment.
Q: What are “ranch-style” apartments:
A: “Ranch-style” means single-story ground-level building. Most of our apartments at The Estates At Fernview are this style construction. This means there are no neighbors above or below you. Also, most of the apartment entrances have no steps to climb, just a stoop at the doorway.
Q: Who pays for the utilities?
A: At The Estates At Fernview, Sonshine Rentals, LLC pays for water, sewer and trash disposal. Residents pay for their own electric. Most of the renovated units have electric heat pumps (a very energy efficient form of heating), which is controlled by the resident. Some units feature Owner-paid heat. Please specify which type of unit you would be most interested in.
Q: Do you accept section 8 vouchers?
A: Sorry, we do not.
Q: Do you require a security deposit?
A: Yes. The security deposit at The Estates At Fernview is $300.
